How to prepare your home for sale in Metro Detroit without wasting money — that's what this video is about. Before you paint a wall, replace carpet, or call a contractor, stop. The advice you've been given is probably wrong, and it might cost you thousands. I'm Michael Perna. I've been selling real estate in Metro Detroit for 24 years. My team and I have closed over 8,000 transactions across Oakland County, Macomb County, Wayne County, Washtenaw County, and Livingston County. And in that time, I've watched sellers make the same expensive mistakes over and over. Here's the framework. Big-ticket items like roofs, windows, and HVAC — wait. Don't replace these before listing. Buyers almost never ask for full replacement cost. They ask for a concession, and I negotiate that down. Cosmetic improvements like fresh paint, new carpet, staging, and curb appeal — do these. This is where your ROI actually lives. Real example: A seller in Macomb Township had a $22,000 roof quote. I told them to list first. The buyer asked for $15,000 off. I negotiated that to $6,000. They saved $12,000 by waiting two weeks. What should I fix before selling my house? Focus on cosmetics: fresh neutral paint, clean carpet in main living areas, curb appeal, and staging. These create the emotional response that drives strong offers. Skip the big mechanicals — handle those at the negotiating table. Should I replace my roof before selling? In most cases, no. Buyers rarely demand full replacement cost. A skilled agent negotiates concessions down significantly. You almost always come out ahead by not doing the work upfront. What's the ROI on pre-sale home improvements? Paint and carpet typically return 150-300%. Landscaping returns 200-400%. Roof and HVAC replacements rarely recover full cost and often return negative ROI when done before listig.

Metro Detroit Weekend Events
Opening day for Greenfield Village returns this Saturday, April 11, kicking off a new season at one of Metro Detroit’s most popular outdoor historical attractions. The 80-acre open-air museum invites visitors to step back in time with interactive exhibits, historic buildings, and seasonal events for all ages. New this year, guests can look forward to the June debut of the Jackson Home, once owned by Dr. Sullivan and Mrs. Richie Jean Sherrod Jackson, which served as a key meeting place for Martin Luther King Jr. and fellow leaders during the planning of the 1965 Selma to Montgomery marches.
Now through April 18, visitors can experience A Meadow in the Clouds at The Shepherd, a compelling group exhibition featuring nine contemporary artists. Curated by Allison Glenn, the show explores the layered codes, euphemisms, and nuances that shape and sometimes distort human communication. The exhibition includes works from artists such as Nina Chanel Abney, Tunji Adeniyi-Jones, and Beverly Fishman, among others, and is free for the public to attend during its final days.
The 12th annual All Things Detroit Day returns this weekend to Eastern Market, taking over sheds 3, 4, and 5 with more than 200 local vendors and makers. This year’s event brings an ‘80s throwback theme, with attendees encouraged to dress in their best retro looks. Happening April 12 from 10 a.m. to 5 p.m., general admission is $7 at the door starting at noon, while “Beat The Crowd” early entry tickets for 10 a.m. admission are available online for $15. Children ages 6 and under are admitted free.
Now through April 19, the Northern Lights Festival brings a sweeping showcase of Nordic symphonic music to Orchestra Hall. Led by Norwegian guest conductor Tabita Berglund, the Detroit Symphony Orchestra performs works from renowned composers including Sibelius, Grieg, and Nielsen, featuring highlights like Sibelius’s Violin Concerto and Grieg’s Peer Gynt suite. Tickets start at $20, offering a powerful live music experience rooted in the rich traditions of Finland, Norway, Sweden, and Denmark.
The Metro Detroit Bourbon Fest returns this weekend at Regency Manor & Banquet Center, offering bourbon and whiskey enthusiasts the chance to sample more than 100 varieties in a lively, social setting. Held in two sessions on April 11 from 4 to 6:30 p.m. and 7 to 9:30 p.m., the event also features live music and local vendors, creating a full evening experience for attendees. Tickets start at $20.
Returning for its 14th season, Downtown Street Eats brings a rotating lineup of food trucks and carts to Cadillac Square. Running weekdays from 11 a.m. to 3 p.m. now through October, this popular downtown lunch destination offers a wide variety of local eats right in the heart of the city. Visitors can check daily vendor lineups through the Downtown Detroit Partnership website for the latest offerings.
